Queensland Smoke Alarm Requirements

Queensland smoke alarm laws require all homes being sold or leased to have compliant, interconnected photoelectric smoke alarms. 

From 1 January 2027, these requirements will apply to all existing private homes, townhouses and units across Queensland.


To comply, smoke alarms must:

  • Be photoelectric and comply with Australian Standard AS 3786–2014
  • Be interconnected so that when one alarm activates, they all sound
  • Be installed in every bedroom, in hallways connecting bedrooms and on every storey
  • Be hardwired or powered by a non-removable 10-year battery, as applicable
  • Be less than 10 years old and operate correctly when tested.

What Does This Mean for Landlords, Property Managers & Body Corporates Regarding Smoke Detector Replacement?

Landlords and property owners are responsible for ensuring rental properties have compliant, interconnected photoelectric smoke alarms installed. 

Each alarm must be tested and cleaned within 30 days before a new or renewed tenancy begins, with any flat or nearly flat replaceable batteries also replaced during this period.


Smoke detector replacement may be required when an alarm:

  • Is more than 10 years old
  • Does not operate correctly when tested
  • Is damaged, faulty or missing
  • Does not meet current Queensland smoke alarm requirements
  • Needs to be upgraded as part of an interconnected system

For property managers, staying ahead of smoke alarm testing and replacement helps protect tenants, reduce compliance risks and avoid delays when a property is leased or sold.
